Description/Comments

Lot Size: --
Property Type: Commercial
Year Built: 1962
Notes: Large, well-constructed building in low profile area that is less than a minute off Rt.42 and the Black Horse Pike. The structure was originally an 800 sq ft office. In 2012 a very well-constructed 820 sq ft addition was built and the original structure was remodeled. Sitting on almost an acre of land (100x400), this property also includes a 2 bedroom auxiliary house (not included in listed square footage) that would make an excellent break area separate from the office/studio/warehouse/repair shop/work space. The potential is unlimited! Let~s get together and brainstorm about how this will work for your business! This serious seller priced it to sell! Opportunities like this don~t last long! The new section was built specifically for a recording studio with the following: 1) concrete floating slab segmented to avoid noise transfer & cracking (no plumbing nor duct work is running through this slab). 2) The exterior walls are 6-inch-thick, high R value insulation and double drywall. One layer of the drywall is a product called Quiet Rock- it has a higher density, so it prohibits sound transfer in and out. This far exceeds township & state decibel requirements so if you are running a machine or repair shop the noise will be contained. 3) The flooring is engineered floating click flooring bamboo. It is not glued down and can easily be removed. 4) The 2 main interior walls are decoupled, they are not supporting roof trusses and can be removed if you wanted to open this up to be a full 800 sq ft of space (industrial or warehousing?) 5) The interior glass doors are super expensive Anderson exterior doors that if carefully removed can be reused. 6) The roof for the entire building was replaced with a high-end 40-year shingle. 7) The attic of the studio is double stuffed with high R value insulation. 8) HVAC: 2 separate high efficiency units (one for the front, one for the rear) The ducts in the rear were custom built, over-sized and internally insulated to prohibit noise transfer from room to room. 9) The electrical was designed to make sure all lighting is separated from all electrical outlets. No lighting circuit is shared by an outlet circuit. Anyone needing to connect equipment that requires stable power can do it with this system. It is designed to handle industrial capacity. The isolation transformer alone was $7,000. This buffers the power from the street before it hits the panel. 10) Gas: there is active gas service to the building but not to the included auxiliary house. 11) ADA: the building meets township ADA requirements for wheelchair accessibility, doorknob level/height, light switch position, bathroom accessibility, etc~. 12) Parking: if needed parking area could be expanded by removing the auxiliary house and/or the maple tree and grass.
